BUYING

Below are a few articles on how to purchase real estate in Mexico as a non-Mexican citizen, whether your purchase is in San Felipe, Baja California, Mexico or elsewhere. We recommend obtaining a reputable lawyer familiar with the area where you plan to make your purchase before you even begin looking at property. Your lawyer can act in your best interests and can even conduct preliminary title searches before you make an offer.

If you purchase land or a home with land, ensure that there is already an existing fideicomiso; otherwise, it could take you years and perhaps over $10,000 in costs to obtain a fideicomiso, depending on whether the developer has filed all the required documents with the Mexican government. Ensure that you complete your purchase with a notario and that you obtain title insurace to protect your investment.

If you plan to sell your property in the future, make certain you keep officially printed factura receipts for improvements to decrease your capital gain (see page 35 of the first link below).
